What will I do to help get it SOLD?

I’ll gather the tax data, research comparable properties for sale and sold, do a Market Analysis, obtain the subdivision plat, and, research ownership data. I’ll perform an exterior “curb appeal” assessment., confirm the public schools data, provide a current market overview of conditions and projections, and, I’ll offer pricing strategy. I’ll explain the power and benefits of the Multiple Listing Service, explain the power of web marketing, IDX, and Realtor.com. I’ll prepare the listing contract, supply the R.E.C.R.: Real estate condition report, supply Addendum S: Lead based paint disclosure and take pictures. I’ll measure the rooms, explain the agent’s role in handling the phone calls, explain the agency relationship and review the listing contract, addendums, and other forms prior to seller signing . I’ll prepare showing instructions for Realtors, obtain current mortgagee information, verify homeowner association information and I’ll research water, sewer, electric and oil or gas utility information. I’ll arrange for well test and arrange for septic inspection. I’ll prepare a list of property amenities, prepare a list of inclusions and exclusions, compile a list of completed repair/maintenance items, and I’ll review benefits of a home warranty. I’ll provide a lock box for showings. I’ll make copies of any rental agreements. I’ll verify rents and deposits. I’ll arrange for installation of yard sign. I’ll assist with completion of seller disclosure forms. I’ll review curb appeal assessment with seller,. I’ll review interior décor assessment. I’ll prepare MLS profile sheet. I’ll file forms to load listing transaction into MLS. I’ll proofread MLS data read-out. I’ll load photos into MLS system. I’ll create print and internet ads. I’ll coordinate showings with owner, tenants, and buyers. I’ll coordinate showings with other Realtors. I’ll prepare property promotion flyers. I’ll prepare property promotion packages for display and disbursement in the property. I’ll submit marketing information for participating internet sites. I’ll service calls from prospective buyers from all sources of promotions. I‘ll reply to internet inquiries from interested parties. I’ll arrange showings to prospective buyers. I’ll keep supply of materials updated as they are depleted. I’ll provide feedback from showings. I’ll enter any changes into the MLS system. I’ll review all Offer to Purchase contracts submitted. I’ll counsel sellers on the merits and weaknesses of terms. I’ll review buyer’s qualifications with other brokers. I’ll deliver disclosures and addendums to buyers and their agents. I’ll obtain pre-qualification of buyers if available. I’ll negotiate on seller’s behalf. I’ll prepare and convey offers and counter-offers. I’ll provide title company and lenders with contract documentation. I’ll collect and escrow buyer’s earnest money. I’ll record status changes with MLS. I’ll provide documentation for closing papers. I’ll assist buyer with applying for financing. I’ll arrange for property inspection. I’ll review the property inspection report with seller. I’ll arrange for appraisal. I’ll provide appraiser with comparables. I’ll follow the loan process. I’ll relay loan approval to seller. I’ll assist seller with home repair contractors. I’ll collect lien waivers. I’ll coordinate the closing schedule. I’ll be sure all parties have the proper documents for closing. I’ll determine the location of the closing. I’ll notify all parties of the date, time and location of the closing. I’ll assist with solving title problems. I’ll schedule final walk-through. I’ll request final closing figures. I’ll provide closing statement to all parties. I’ll provide earnest money funds for closing. I’ll coordinate closing with seller’s next purchase. I’ll direct loan payoff to lender. I’ll direct your proceeds to you. I’ll provide closed documentation to MLS and others. I’ll have the sign and lock box removed.
